Our Custom Home Process We gladly provide hard bids on completed plans after we make a site visit. For a hard bid, we require six to eight sets of complete plans plus two to four additional sets of floor plans and elevations. We charge $600 for a complete bid, which includes materials lists and quantities. This fee is applicable to the cost of construction if you decide to hire us as your custom home builder. Completing the bid typically takes two to four weeks. If you have hired a designer or architect and would like us to consult throughout the process, we can do that as well on an hourly basis.
Once you select us as your builder, sign a construction contract, and plans and
engineering are complete, we submit for building permits. Obtaining construction permits
from the City of Bend is typically about a four to six week process if there are no
land use planning issues. Deschutes County is usually a little quicker, as are other cities
in the area.
We usually begin earth work before permits are released (depending on the weather) so that once we have permits in hand we can start construction right away. While our crews are doing the foundation and framing work you will be choosing cabinets, finish surfaces, paint colors and all the other elements that make the home uniquely your own.
Once the construction of your home is complete, we do a final walk-through with
you and create a punch list of touch-up items to be completed before you move in.
Most homes are finished in 8 to 12 months after obtaining the permits, depending
on the time of year that we begin, the size and complexity of the design and the
availability of labor.
